Yes, the land is free from government acquisition and when the title has been fully processed, it will have a C of O. 

It is also free from all forms of encumbrance or adverse claims. 
What documents will I receive after payment for the land?

Can I resell my plot(s)?

Yes, a subscriber who has paid up on their land can resell their plot. However, approval must be sought and granted by XYMBOLIC DEVELOPMENT LTD. We would require the re-seller to furnish the company with details of the buyer so as to update our database. 

Is the road to the Estate accessible?

Yes, the road is accessible.

When will my plots(s) be allocated to me?

Your plots will be allocated to you when the cost of land, survey and Documentation has been fully paid for. 

 
What other payments are there besides the cost of the land?
  1. Documentation/ Legal Fees: N50,000 per plot
  2. Survey Fees: N350,000 per plot
  3. Development Levy: N500,000 per plot 
What would the development levy cover?

It covers construction of the estate gate house, perimeter fence and perfecting title document on the estate. 

How much is a corner piece?

Corner piece of land costs an extra 10% of the purchase price.

Can I pay into your realtor’s account?

No, All payments should be made to XYMBOLIC DEVELOPMENT LTD, at its  designated bank(s). Cheque(s) should be issued in favour of XYMBOLIC  DEVELOPMENT LTD. We shall not accept any responsibility for any liability  that may arise as a result of deviation from the above instruction. 

What happens if I default on my payment terms?

If you default on payment at the end of the preferred payment period you selected,  the company will give you a month’s grace period to pay up your balance. After  which, if the default continues, you’ll be charged 10% of the remaining balance,  then you would get an additional one month’s grace to pay up all outstanding  balance. If the default continues after 3 months, your money will be refunded less than 30% of the total amount paid as at the time of refund. 

If I do not want to continue paying for my land anymore or I’m no longer interested can I get a Refund?

Yes, you can get a refund. However, it shall be 30% less than the entire amount paid at the point of refund which serves as administrative charges. A 90-day notice should be  given to XYMBOLIC DEVELOPMENT LTD in case of a refund. 

Can there be changes to these terms?

The real estate industry is a dynamic one, and as such things change from time to time and most times for the better. However, XYMBOLIC will try to maintain the stability of  variables within its control while any change, amendment or modification shall be communicated to subscribers. Such communication shall be via letters, or electronic mails, fax, short message service (SMS), handbill, posters, and any other means of communication. Correspondence shall be deemed to have been received by the  Client having been sent to subscribers’ last given address.

What do I get after my initial deposit?

You get a receipt and the contract of sales agreement once payment of the initial deposit has been confirmed.

What’s the price of the 2-bedroom terraced bungalow?

Each unit of the 2-bedroom terraced bungalows cost N13.5million and they come with a zero interest, 12 month payment plan.

With a deposit of N1.5million, you can secure a unit and spread the balance for 12 months at zero interest.

What do I get after making a deposit?
Once you make a deposit, you get a receipt of payment, a letter of acknowledgment and a contract of sale.
 
What do I get after completing all payments?

Once payment is completed, you get your final receipt, and subsequently a Letter of Allocation.

When do I pay the other charges?

The other charges should be paid after the purchase price for the apartment has been completed.

What happens if I don’t make payment for 3 consecutive months of the agreed payment period.

5% of the total purchase price shall be added as interest fee on the outstanding balance for every 3 consecutive months the default occurs.

Can the company manage the property for me?

Yes, the company can manage your property for you. You would have to appoint the company to be your property manager in a written letter. 

Would there be a facility management team for the estate?

Yes, there would be an on-site facility management team, and an on-site errand service team to run errands for visitors and occupants of the apartments.

What is the completion period for one unit of the 2-bedroom terraced bungalows?

Each unit of the 2-bedroom terraced bungalows would be completed 3 months after completion of payment.

Can the company furnish my apartment for me?

Yes, the company can handle the furnishing of the apartment for you, but the cost would be dependent on the kind of furnishing you want.

What is FundiT?

Fundit is an investment product that allows you to invest in the development of  new  apartments with a minimum investment of N2million, which also allows you to earn N400,000 every year for 4 years.

How does this work?
It’s simple. Invest N2million in the development of a new apartment, and receive 400,000 naira every year for 4 years. In the 4th year, you will also receive your 2million naira principal.
